First, you should know there is a difference between using a licensed Realtor® and real estate agent. 5 Star Realty is a licensed Realtor® which means we are a member of the National Association of Realtors® and we are bound by the Code of Ethics and Standards of Practice. We have a duty to treat all parties honestly, fairly and an obligation to serve you, our clients.
We stay current on all continuing education, provide you with up to date current affairs about the market and we have access to the Multiple Listing Service (MLS). The MLS provides us the tools to locate properties currently on the market. We can narrow down your search to meet your criteria in your desired area as well as provide you with current properties recently sold. Having these tools allows us to give you a fair market value of the home when you are ready to purchase property.

We keep the communication doors open and educate you throughout your purchasing process. We discuss with you what’s happening in the market and in the desirable area you are looking to purchase, plus, we put you in touch with other professional vendors that will also make your purchasing experience easy and less cumbersome.
We make ourselves available to you at any time of the day, evening, weekend and/or Holidays, for we know the importance of needing to chat at a moment’s notice or wanting to view a home before it may sell to another buyer.
Second, we start with getting to know each other. This allows us to understand your buying goals and explain how our buying procedure can help you. Then we will create a Comparable Market Analysis (also known as a CMA) and determine what price a property should sell for in an area of your choice. We arrive at this amount by selecting several active, pending, and sold properties within the last 12 months. This will provide us with a median price range for the type of property you’re interested in, helping us narrow down your search. Then we will be able to start sending you listings that match your criteria.
Now, if you haven’t already, we want you to meet with one of our preferred lenders (unless you already have one of your own, of course) so we can get you pre-approved for a loan. This will also help determine what your budget is so we’re showing you properties that meet your financial obligations rather than showing you properties that do not. The last thing we want is to get your hopes up high to find out they are out of your price range.
As you’re being qualified, we will be conducting a custom home search matching your purchasing criteria in your desirable area. You also have the ability to search the market yourself through our website, www.5starrealtymt.com. What’s also nice is anytime you save a home you like searching on our website that matches your parameters we will be notified and can set up a showing for you at your earliest convenience. Our website also has the ability to send you new listings that go live that match your expectations and delivers them straight to your email. Yup, the moment it hits the market you’ll have first-hand knowledge of it before most buyers do and we can get a jump on it… especially in this market.
When you have found that perfect property and have an idea as to what you want to pay for it, we can submit an offer. This is where our negotiation skills kick in to achieve the best price and terms for you. Once your offer is accepted we provide you with a contingency itinerary that will help you navigate through the road to closing your new home deal. Steps you’ll have to look forward to are the property inspection, appraisal, financing approval, title commitment, and closing. This list is a way for you stay abreast as to what’s happening and allows you to meet your deadlines. If something comes up and we need to extend deadlines, we can and in fast time to ensure a speedy close. We do all this for you, at no cost, since this is compensation from the seller.
Couple things to elaborate on and finishing the job!
We will review the property inspection report with you. If needed, we will provide the seller with any inspection notices about adverse material facts that need attention and negotiate any counter from the seller. We will discuss Appraisal with you when it comes in. Should the appraisal come in lower than accepted purchase price we will negotiate with the seller to update the purchase price of the property. We will review the Title Commitment for any concerns and/or red flags as well as go over the Settlement Statement to discuss your Debits, Credits and what funds you (or your lender) will need to bring to table at closing; prior to closing.
We will also schedule and be present for a final walk-through on the property. You can also count on us to not only schedule but be present at the Closing to ensure all goes well for you. We can also coordinate the seller move out with you moving in and upon executed recording and closing of the property, deliver all keys to your new home. We will also remind you to have utilities placed in your name on the date of closing so you’re not without utilities and to have your mail forwarded.
